Quick Update

Please see updated Rules and Regulations.  These are being delivered to your door over the next few days.  Also we have revised the curfew for those under the age of 18.  Effective immediately the curfew begins 30 minutes after legal sunset until 6am the following morning.  This is a zero tolerance rule. 

April Update

We hope that you are enjoying this spring weather.  With the weather improving and the grass growing we will keep making improvements to the park.  Here are a few important updates:

·        In order to notify you about updates and changes we really need updated information. Please complete attached form and include it with your next rent payment.
·        Due to increasing water costs, it has become necessary toincrease rent $15 per month. This is effective May 1st. 
Please do your part to keep everyone from unnecessary increases in the future.  This includes unrepaired water leaks, leaving water running in your lawn or washing cars.
·        Also effective May 1st is our new late charge policy.  Rent is due on the 1st, late on the 15th of each month.  After the 15th you will be charged a $25 late fee. There is no variance in this policy.
·        Also starting next month we will be taking credit card/debit card payments for rent each month.  You can set this up as a one time or recurring charge. Please call the office with your information.
·        We do have a new program to help decrease your rent.  It’s called Refer a Friend.  You will get $100 off your next month’s rent for sending us someone interested in living in the park. Just tell your friend to give us your name and Lot number when they call.
·        The updated Rules and Regulation can be picked up anytime at the office.  However I will point out a few that we have been asked about.  It is against the rules for inoperable cars to be parked anywhere on your lot in the park for longer than 5 days. Also there is a 10pm curfew for anyone under the age of 18, this will be strictly enforced by our security and City of Bixby.  Last there is a limit two dogs per home.  If these dogs are ever outside your home they must be kept on a leash.  The breaking of these rules can result in a fine or eviction from the park.
*Refer a friend-$50 to be credit against rent upon lease signing, and $50 upon move in.

Update

Hopefully many of you have seen our efforts to get the park cleaned up, and we will continue to do more. Our leave removal was postponed due to all the weather we had in February. But we are back on it. We have hired a company to remove the leaves in the empty lots and common areas. Weather permitting this will be completed at the end of the coming week. However if you have removed the leaves on your lot please do so and have the bags on the street by March 21st for pickup. Also if you haven’t paid your March rent please call the office asap.

Update

Well the park is looking so much better after our clean up weekend.  Thanks to all of you that really got out and made the park look so much nicer.  We couldn’t have picked better weather for it. 

Unlike the weather this week.  We know that its been challenging with the snow, but honestly all of Northeastern Oklahoma is in the same situation.  Hopefully the plow that came thru on Thursday helped a lot.  Don’t forget that February rent is due.  Also we will soon have a couple of homes available for sale, so please let us know if anyone you know is intersted.  We will give $50 off your rent for anyone you send to us to buy a home or rent a space in Shadow Valley.

Announcements

Due to winter weather our “Park Cleanup Weekend” has been moved to January 29th and 30th.  We will have dumpsters there and will have assistance for you in hauling things like appliances, furniture, etc.  Anything that is outside of your home that is not a permanent fixture needs to be removed.  Also you must have all of the leaves from your yard raked and bagged no later than Saturday the 29th.  Please place the bags at the curb and we will pick them up.  If you don’t remove the leaves there will be a $50 charge assessed on your February rent. 

This Weeks Announcements

Just a reminder that rent for January is due, please drop it at our office today.  Also please get a copy of our newest rules for the park. 

Also its that time of year again for park clean up.  We will have dumpsters on site January 22nd and 23rd for you to throw away anything that you need too including old furniture, appliances, etc. 

Please rake and bag the leaves in your yard.  The truck will be coming around on January 24th to collect the bags.  If you would like our crews to rake your yard please contact our office and we will take care of it for you, for a $50 charge.
